Who is the developer?

The Thomson Estate is leading the Pine Gully Agrihood, a privately held, purpose-driven landholding dedicated to creating sustainable, community-oriented precincts.

Our mission is to redefine suburban living through a balance of innovation, agriculture, and community. We integrate advanced Agri-tech and regenerative design to deliver fresh local produce, promote health and wellbeing, and foster lifelong learning.

Through strategic partnerships and environmental stewardship, The Thomson Estate is setting a new benchmark for sustainable regional development, where people, place, and purpose grow together.

The land is owned by the Thomson family, held through a family trust. The property has been in the family for nearly 100 years, representing a multi-generational legacy now evolving into the Pine Gully Agrihood, a community built on heritage, sustainability, and future-focused living.

The Pine Gully Agrihood acknowledges the Wiradjuri People as the Custodians of the land.

Cultural heritage is being woven into the design through collaboration with local Indigenous groups, the integration of storytelling landscapes, art installations, and education partnerships that honour Country and history.

This commitment ensures the Agrihood reflects not only sustainability and innovation, but also deep respect for the cultural and spiritual significance of the land it stands on.

Final dwelling numbers will be determined through detailed planning and community consultation. Current projections indicate between 1,000 and 2,000 homes, spanning a diverse mix of lot sizes and housing models, including affordable, key worker, NDIS, senior living, student, and family accommodation.

The focus is on creating a balanced, intergenerational community that supports affordability, accessibility, and lifestyle choice.

The Pine Gully Agrihood will progress through several key stages before construction begins:

  • Rezoning and Stage 1 Development Application (DA) Approval
  • Technical studies underway in collaboration with Wagga Wagga City Council as part of the Northern Growth Area planning framework (2025)
  • Concurrent rezoning and DA assessment, with full development approval targeted for Q4 2026

These steps ensure the project meets all planning, environmental, and community standards before delivery begins.

The project will be delivered through a series of coordinated planning, approval, and construction phases:

  • WWCC rezoning technical studies: Q1 2025 – Q2 2026
  • Development Application (DA) lodgement: Early 2026
  • Concurrent rezoning and DA approvals: Q4 2026
  • Infrastructure works commence: Q4 2026
  • Land sales and home construction: From early 2027 onwards

This staged approach ensures a smooth transition from planning to delivery, aligning with Wagga Wagga City Council’s Northern Growth Area framework and the Pine Gully Agrihood vision for sustainable, community-driven development.

Pine Gully Agrihood will feature a range of lot sizes designed to suit diverse lifestyles and housing models:

  • Standard lots: 450m² – 1,000m²
  • Compact lots and terraces: 250m² – 450m²
  • Lifestyle Village: Mixed-density homes within a managed community
  • Eco-Village: 450m² – 1,000m²+ lots with shared amenities and regenerative landscapes

This variety allows flexibility for families, downsizers, and community-focused residents, while promoting sustainable design and intergenerational living.

The Pine Gully Agrihood core precinct will serve as the community’s heart, a vibrant hub for connection, wellbeing, and enterprise.

It will feature a health, wellness and longevity precinct, village-style stores, cafés and restaurants, and a lifestyle club with a pool, gym, and resident clubhouse. A co-working and business incubator space, entertainment venue, and tourist and student accommodation will complement the mix, creating a lively destination for residents, visitors, and innovators alike.

A future education site has been reserved within the Northern Growth Area to support the growing community. Wagga Wagga City Council will announce specific details regarding the school location and timing in due course.

Key infrastructure upgrades will support the delivery of the Pine Gully Agrihood, including:

  • Road upgrades to the Olympic Highway, Coolamon Road, and Old Narrandera Road intersections
  • Essential services such as water, sewer, power, and stormwater lead-ins, coordinated with Wagga Wagga City Council and the NSW Government
  • Infrastructure contributions under the Northern Growth Area framework, currently under review and discussion with government agencies

These upgrades are designed to ensure long-term connectivity, service reliability, and sustainable growth for the community.

Yes. In June 2024, Wagga Wagga City Council secured funding through the NSW Government’s Accelerated Infrastructure Fund (AIF) – Round 3 to support the Northern Growth Area Sewer Upgrades.

The project received $23 million in State funding, with Council contributing an additional $7.7 million from its infrastructure contributions fund, bringing the total budget to $31 million.

These upgrades are essential to enable future development across the Northern Growth Area, including the Pine Gully Agrihood.

Infrastructure delivery will be funded through a combination of developer contributions and NSW Government investment under the Northern Growth Area framework.

The Pine Gully Agrihood is eligible for State infrastructure funding already committed through the NSW Government’s regional growth and housing programs, ensuring critical road, water, sewer, and service upgrades are delivered in coordination with Council and developers.

A comprehensive traffic and transport strategy will be developed in collaboration with Wagga Wagga City Council and Transport for NSW under the Northern Growth Area framework.

Key priorities include intersection upgrades to the Olympic Highway, Coolamon Road, and Old Narrandera Road, alongside new internal roads, cycleways, and walking paths that promote safe, active mobility.

The Pine Gully Agrihood will also privately fund and manage a fleet of electric shuttle buses, connecting residents to Charles Sturt University (CSU), the Special Activation Precinct (SAP), the Wagga Wagga Medical Precinct, and the CBD.

Integrated shared e-bikes, EV car share, charging infrastructure, and future air-mobility (eVTOL) connectivity will further enhance accessibility, positioning Pine Gully as a next-generation model for sustainable regional transport.

The Pine Gully Agrihood integrates sustainability across every layer of design, infrastructure, and community life.

Key initiatives include solar, battery, EV, and microgrid solutions, an on-site working farm and eco-village, and whole-of-site water harvesting and regenerative land management.

Homes will feature a range of sustainable prefabrication options, including using cross-laminated timber (CLT) construction, while biodiversity corridors and riparian habitat preservation ensure the landscape supports both nature and community wellbeing.
